New Delhi. Land prices are expected to rise very rapidly in the micro market near National Highways. According to the JLL report, very soon the price of land near the National Highway (Land Near NH) will increase by 60 to 80 percent. At the same time, after getting many types of facilities in the long term, then their prices will increase by 20 to 25 percent. It has been said in the report that due to the increase in infrastructure development and connectivity, the prices of land near NH will increase in the near future. After this, with increased facilities on the sides of the highways, there will be another jump in their prices.

NHAI identifies 650 properties in 22 states
The National Highways Authority of India (NHAI) has identified 650 properties in 22 states of the country. NHAI will develop over 3,000 hectares of land in collaboration with the private sector in the next 5 years. Out of these, 94 sites are on Delhi-Mumbai Expressway, 376 are under construction on new highways or expressways and about 180 sites are on existing highways. JLL’s strategic and valuation advisor A. There will be an investment of Rs 4800 crore from the private sector
Shankar said, “Keeping all the facts in mind, we estimate that in the near future, the price of land near NH is bound to go up by 80 percent. At the same time, after increasing the facilities, there will be an increase of 25 percent again. In these projects of NHI, the private sector will invest about Rs 4,800 crore in the next 5 years. According to estimates, at least 15 to 30 percent returns can be achieved from these sites. Clear land title, pre-approved sites, no change in land use will open new doors of growth for developers and investors.
