New Delhi. The Delhi Development Authority (DDA) on Tuesday approved the proposal for construction of affordable rental housing complexes (ARHCs) in the capital. Officials said the DDA on Tuesday gave its approval for inclusion of Affordable Rental Housing Complexes in Delhi’s Master Plan-2021 to provide permanent housing for the urban poor and migrants. He told that this decision was taken in the meeting of Delhi Development Authority under the chairmanship of Lieutenant Governor Anil Baijal.

Know what is the plan?
The proposed ARHC will ensure affordable and easily accessible rental housing in the vicinity for the urban poor or migrant workers near their workplaces in Delhi. While the provision of ARHC has been made in MPD-2041, it has been decided to include it in the existing master plan also so that it can be implemented at the earliest. Under the scheme, the ARHC will have residential units – single and double bedrooms and four-six-bed dormitories combined with common facilities. These can be developed on private or government land or on plots auctioned by the DDA.

Know what the experts say?
Mudassir Zaidi, executive director of Knight Frank, said it is a good concept, but it is unlikely that many developers will invest as there is a huge gap between rental yield versus investment in developing these complexes. However, there is a need to encourage these projects.
